Creating receipt for a client

Hi - I am seeking for a tool where I can trigger and sent a receipt to a client when he pays and also have history about the payments. The use is since I have a rental home, I want to manage it with something electronically instead of filling the papers with carbon copy (old school) .

Any ideas?

I use for two entities Xero for accounting, invoicing, receipting, tax reporting, etc… Recommended.

google docs template has nice invoicing etc may find something in their gallery to help you
